When you’re going through the painful process or relief of a separation, separating the finances can be stressful, particularly if there is a mortgage involved and if one of you is looking to remain in the property that you originally purchased together. At Mortgages Made Simple, we can produce the Mortgage Capacity documentation and reports you will need providing detailed information as to the level of mortgage you will be able to borrow affordably. We then assist you with your mortgage requirements.
You may need to provide this report to the divorce court to prove your borrowing capacity. A mortgage capacity report is designed to provide a mortgage professional’s opinion about an individual’s capacity to borrow in the circumstances that are given as part of the request. The provision of a mortgage capacity report does not constitute regulated mortgage advice and will not include a recommendation to take out, or not take out, a particular mortgage type or specific product. The provision of a Mortgage Capacity Report is not regulated by the Financial Conduct Authority and therefore is not subject to the regulatory protections that are available in relation to the advice and/or arrangement of a mortgage. For example, you will not be eligible to make a complaint to the Financial Ombudsman Service about our service in providing a Mortgage Capacity Report.
This service is offered directly by Mortgages Made Simple Ltd and does not form part of our Appointed Representative agreement with Stonebridge Mortgage Solutions Limited. Stonebridge Mortgage Solutions Limited accept no responsibility or liability in relation to the provision of a Mortgage Capacity Report by Mortgages Made Simple.
Mortgage Capacity Reports are produced based upon the information provided by you and/or your legal representative and Mortgages Made Simple Ltd cannot be held responsible should the information used to produce the report turn out to be inaccurate or incomplete. The report is valid only at the time of issue; if your circumstances or lenders affordability models change this can affect the outcome of the assessment and the report provided.
For our Mortgage Capacity service, we reserve the right to charge an initial upfront fee. The precise amount of our upfront fee will depend upon your circumstances, but we estimate that it will be £395.
There may be a further fee for mortgage advice for securing your mortgage once we’ve provided your Mortgage Capacity reports. The precise amount of our fee will depend upon your circumstances, but we estimate that it will be £395. In most cases this additional fee will be waived when you have received your mortgage offer.
